The three-star Hotel Air in Berlin, is basic, affordable and conveniently located just one minute from Wittenbergplatz and the Ku'damm. It’s a big, professionally run place, and it's been written up in almost all the travel guides (book ahead).
Quick read

The Hotel Air in Berlin’s 64 guest rooms are simple and comfortable. They are equipped with a desk, television, phone and minibar, and many of their private bathrooms are quite spacious. Bathtubs are available.
Hotel
The Hotel Air in Berlin occupies a lovely 19th-century building, the only one on its block that only suffered minimal damage during World War II. Today, the former residential building melds its cool, art-nouveau façade and staircases with a bright, modern lobby and streamlined breakfast room.
Wi-Fi and breakfast are both available for additional fees.

About the Air in Berlin neighborhood
The Kufürstendamm, or Ku'Damm, is Berlin's major shopping boulevard, the commercial heart of the former West Berlin. It features the utterly massive KaDeWe department store and about three million other retail experiences. Ok, we exaggerate, but not by much. For our purposes here, we claim hotels within a block or two of the Ku'Damm as "near." To the north is Charlottenburg and to the south is Wilmersdorf.
