The two-star Hayes Valley Inn is much more than 26 simple rooms with shared baths—it’s a B&B with comfy common spaces, an amiable staff (including a sweet, un-spotted, Border Collie named Spot) and a “when you’re here, you’re family” vibe. Situated in fashionable Hayes Valley, with easy access to public transportation, it’s also got a fantastic location and affordable rates.
The classy rooms are each a little different, with homey comforts in common. Overall, a French Provencale style prevails in the pale yellow walls, framed prints, floral quilts and pretty antiques. In addition to the television and phone in each room, welcoming touches (like candies on nightstands) abound. The slightly larger corner turret rooms are lovely, but since they overlook a busy intersection they can get noisy. Some third-floor rooms have views of the City Hall’s gilded dome.
Bathrooms, all shared, are tiny but pristine, with floral shower curtains and clean white tiles. A sink and toiletries are provided in each room.
Stephanie, the enthusiastic manager who showed us around, was extra proud of the inn’s ample and popular breakfast (included in the room rate) and the the cozy Victorian parlor with a TV, library and cupboard of board games. Guests mingle here every afternoon (starting at 4 p.m.) over complimentary tea and cookies. (Stephanie also made us flip through the guestbook, gushing over an entry that made her cry.)
It was no surprise to learn that the Hayes Valley Inn has many regulars who return every year—guests leave the family-run spot feeling like part of the gang. Pets are allowed, though many families choose to “adopt” Spot (he even reportedly receives a flurry of emails).
Wi-Fi is free throughout. Note that the hotel does not have an elevator. Reception is open from 8 a.m. until midnight, but the general manager lives on site.

About the Hayes Valley Inn neighborhood
Haute-Hayes Valley became San Francisco’s latest mecca for fashion, food and funky art recently. Given its location east of Civic Center, the area was historically an extension of the Tenderloin. Today it still has a nonexclusive feel. Pricey boutiques and quirky art galleries mix with laid-back eateries and dive bars. Fillmore Street divides the ‘hood from the free-spirited Haight.
